Salary: £35,000 basic + performance-related bonus

The Opportunity

An established and fast-growing property business is seeking an experienced Branch Manager to lead its Lincoln operation. This is a fantastic opportunity for a driven individual to take ownership of a high-performing branch, manage a dynamic team, and play a key role in the continued growth of a market-leading organisation within the student lettings sector.

The Role

As Branch Manager, you will be responsible for overseeing the day-to-day operations of the branch, ensuring exceptional service delivery, and driving commercial performance. You will lead from the front, managing both people and processes to maximise occupancy, revenue, and customer satisfaction.

Key Responsibilities

• Manage and motivate a team to achieve and exceed targets

• Oversee the full lettings cycle, from property marketing through to tenancy management

• Drive business performance, ensuring strong occupancy levels and revenue growth

• Maintain excellent relationships with landlords, tenants, and stakeholders

• Ensure compliance with all relevant legislation and company procedures

• Monitor branch KPIs and implement strategies for continuous improvement

• Recruit, train, and develop team members

• Proven experience in a managerial role within lettings, estate agency, or property

• Strong leadership and team management skills

• Commercially astute with a track record of achieving targets

• Excellent communication and relationship-building abilities

• Highly organised with strong attention to detail
