Location: Goole, East Yorkshire (DN14)
Job Type: Full-time, Permanent
Salary: £28,000 - £30,000 basic + bonus (OTE £38,000–£42,000)

ABOUT THE ROLE

We are looking for a motivated and enthusiastic Sales & Lettings Negotiator to join our team at our Goole branch. This is a fantastic opportunity to build a rewarding career in residential property, working across both sales and lettings within a busy, community-focused agency.

You will be the first point of contact for buyers, sellers, landlords and tenants, delivering an outstanding level of service at every stage of the process.

KEY RESPONSIBILITIES

Sales:
- Register and qualify prospective buyers and match them to suitable properties
- Conduct accompanied viewings and provide feedback to vendors and applicants
- Negotiate offers between buyers and vendors to achieve the best outcome for all parties
- Proactively generate new business through canvassing, referrals and follow-up calls
- Manage the sales progression process from offer acceptance through to exchange and completion
- Liaise with solicitors, mortgage advisers and other third parties

Lettings:
- Register landlord and tenant enquiries and match applicants to suitable rental properties
- Arrange and conduct property viewings
- Carry out tenant referencing, credit checks and right-to-rent verification
- Prepare tenancy agreements, inventories and associated documentation
- Liaise with landlords regarding maintenance and ensure timely resolution
- Ensure full compliance with lettings legislation including the Tenant Fees Act, deposit protection and EPC requirements

General:
- Maintain accurate records on the CRM and property management systems
- Work towards individual and branch targets
- Represent the agency professionally within the local community
- Attend team meetings and training sessions

SKILLS AND EXPERIENCE

- Previous experience in estate agency, lettings, sales or a customer-facing role
- Strong communication and interpersonal skills with the ability to build rapport quickly
- Self-motivated with a target-driven mindset
- Excellent organisational skills and ability to manage a busy workload
- Full UK driving licence and access to own vehicle
